What’s the maximum number of guests The Annex can accommodate?

Our venue can host up to 200 guests, making it perfect for medium to large weddings. It’s also intimate enough for smaller weddings with less than 100 guests.

Does The Annex offer indoor and outdoor ceremony spaces?

Yes! We provide both indoor and outdoor options, plus an outdoor cocktail patio that connects seamlessly to our indoor reception area for guests to flow between spaces.

What’s included in the wedding venue rental at The Annex?

The venue rental includes:

Exclusive access from 10 AM to midnight
Setup of tables and chairs
Black linens for cocktail hour
Access to our personalized client portal for event planning
An online floor plan and seating chart tool
Up to 2 hours for bridal or engagement photos

Can we bring in our own wedding vendors?

Yes. We require our in-house bar service, but you’re free to choose your own caterer, florist, and other vendors. We believe weddings should reflect your unique style, so we don’t limit your choice of vendors.

Is parking available for guests at The Annex?

Yes, we provide ample on-site parking for your guests.

Are tables and chairs included with the venue rental?

Yes, we offer:

Black Chiavari chairs for indoor ceremonies
Dark wood folding chairs for outdoor ceremonies
Handmade farmhouse tables or round banquet tables for receptions—you can mix and match to create your perfect layout.

Do I need to rent linens for my wedding at The Annex?

You’ll only need to rent linens if you use our round banquet tables for your reception. We provide black linens for the cocktail tables, and our farmhouse tables don’t require linens.

What is the average wedding budget of couples who book The Annex?

On average, couples who book with us plan to spend between $20,000 to $30,000 on their entire wedding.

How much of my budget will be spent at The Annex?

Couples looking for a semi-inclusive experience typically spend between $9,000-15,000 with us. Couples who prefer a venue-only package usually spend between $7,000-8,000. Does The Annex offer additional services?

Yes, we offer optional Enhancement Packages that include day-of coordination, a professional DJ, floral and decor services, and overnight lodging. We also offer premium bar packages to cover your beverage needs.

Can I host my rehearsal dinner at The Annex?

Yes! The Annex offers a Rehearsal Dinner Package for booked couples, hosted in our Greenhouse and surrounding garden patio. This 6-hour rental includes time for your ceremony run-through, light decor setup, and dinner. Setup, staffing, and linens are provided by The Annex. The package is available for up to 50 guests and may be added four months before your wedding date, subject to availability. Bar services are provided by Bar 7110. Lodging may be added as well.

Do you offer reduced pricing for micro-weddings or elopements?

Yes, we have a Micro Wedding Package for intimate celebrations with 50 guests or less. This package is available if you book within six months of your date. Does The Annex host other types of events besides weddings?

Yes, we host corporate events, fundraisers, birthdays, and more. Contact us for a custom proposal.

Booking and Payments

How can I reserve my wedding date at The Annex?

To secure your date, we’ll need a signed contract and a deposit equal to one-third of the total rental cost.

What is the payment schedule for weddings?

Payments are divided into four equal parts, as described below. However, this schedule may be adjusted if your date is less than a year away.

Deposit at the time of booking
Second payment nine months before the event
Third payment six months before the event
Final payment three months before the event

Are deposits refundable if we cancel?

No, all payments are nonrefundable, as outlined in the venue contract.

Do you charge any service fees or gratuities?

We charge a 12% service fee, which covers event staffing and venue preparation for your event. We don’t charge gratuity or hidden fees.

Do you offer discounts for military or first responders?

Yes, we proudly offer a 10% discount on the venue rental for military personnel and first responders.

Decor and Setup

Can we use candles in our wedding decor?

Yes, real candles are allowed as long as the flame is enclosed in hurricane glass.

Are sparklers allowed for our send-off?

Yes, sparklers are permitted for your wedding send-off!

What are the decoration restrictions at The Annex?

We allow most types of decorations but prohibit anything permanently affixed to our walls, buildings, or trees. Your venue contract will provide more specific details.

Can we access The Annex the day before the wedding?

Unfortunately, venue access is limited to the wedding day unless you’ve added the Rehearsal Dinner Package. However, we offer early access on the day-of for an additional fee.

Is a day-of coordinator required at The Annex?

Yes, we require a day-of coordinator to ensure everything runs smoothly on your big day. You may choose our in-house coordinator or hire an outside professional. A coordinator helps manage timelines, vendors, and all the behind-the-scenes details, so you can relax and enjoy your wedding.

Who handles the setup and teardown at The Annex?

Our team will handle the setup of tables and chairs according to your custom floor plan. Decor setup is managed by you, your coordinator, and your florist.

Catering and Bar

Can we bring in our own caterer?

Yes, as long as your caterer is licensed and insured.

Are plates, utensils, and napkins included?

Plates, utensils, and napkins are typically provided by your caterer. If you choose to bring in your own licensed and insured caterer, confirm with them what items are included in their service package.

What bar packages are available at The Annex?

The Annex is pleased to partner with Bar 7110 to provide premier bar services for all events. Bar options to range from $25-40 per person depending on your preference for beer, wine, and spirits. For more information, visit bar7110.com.

Can we bring our own alcohol?

No, we don’t allow outside alcohol due to TABC regulations.

Event Day

What are the access hours on the wedding day?

You’ll have access to the venue from 10 AM to midnight.

How late can events at The Annex go?

All events must conclude by 11 PM to allow ample time for cleanup and ensure everything is ready for the next day.

What is the cleanup process at The Annex?

You’ll only need to gather your decor and personal belongings and ensure all trash is removed. Our staff will handle the rest.

Is a security guard required for events?

Yes, a security guard is required for all events to ensure everyone’s safety, even if you’re having a dry wedding. We will schedule the officer based on your day-of timeline and bill you for the fee approximately 30 days prior to the wedding.

What happens if it rains on my wedding day?

No need to worry, we can shift things inside to comfortably accommodate your guests.

Lodging

What on-site lodging options are available?

The Annex has eight rooms accommodating up to 16 guests.

What are the room details?

Six rooms feature king size beds, and two rooms have twin beds. All rooms have double sinks, walk-in showers, and cable TV.

What is the cost of onsite lodging?

The cost is $1,500 for all eight rooms.

Do I have to book all the lodging rooms at The Annex?

Yes, we rent the entire block of eight rooms as a package rather than individual rooms. This ensures privacy and convenience for you and your guests.

Can we rent rooms for the night before the wedding?

Unfortunately, our on-site lodging is only available for the wedding night. For additional accommodations, we can recommend local options nearby.

When do I need to confirm lodging for my wedding?

Lodging may be added at any time, but we ask that you let us know at least one month before your wedding date to ensure everything is prepared for your guests.

Does The Annex have a Preferred Vendors list?

Yes. Our comprehensive Preferred Vendors list provides a description of each one’s services and gives you an idea of their pricing to simplify your wedding planning.

Am I required to use your Preferred Vendors?

No, we do not require you to use our Preferred Vendors. They are simply recommendations to give you a starting point with your wedding planning.

Can we schedule a walkthrough before the wedding day?

Absolutely! We’ll schedule a final planning meeting about 30 days before your wedding to confirm all your event details.
